BSA is providing design architect services and planning support through the entitlement phase for this large urban mixed use project.

Significant challenges include preserving the beloved historic fabric on the two main facades of the building; maintaining a pedestrian experience; and navigating city zoning, two University District planning and review boards, and two neighborhood boards in the Main High Street corridor.

The project encompasses retail, residential units above and covered parking spaces.

A main organizing principle was to allow the massing to step down to the point of engagement with the neighborhood.
